The Turnkey Construction Process, Stage by Stage

Turnkey construction in Nagpur means a single contract covering design, approvals, structure, services, finishing and handover. Here is the sequence we follow.
Stage 1 — Requirement and feasibility (2 to 3 weeks)
Plot survey, soil investigation, FSI and setback check, budget banding and a room-wise brief.
Stage 2 — Design and sanction (6 to 10 weeks)
Architectural plans, 3D elevation, structural drawings, MEP layouts and submission to the sanctioning authority.
Stage 3 — Foundation and plinth (4 to 8 weeks)
Excavation, PCC, footing reinforcement, column starters, plinth beam and anti-termite treatment.
Stage 4 — Superstructure (3 to 6 months)
Slab-wise RCC casting with M25 concrete, cube testing at 7 and 28 days, curing logs and slab-wise photo documentation.
Stage 5 — Masonry, MEP and plaster (2 to 3 months)
Blockwork, concealed electrical and plumbing, internal and external plaster, waterproofing of terraces, bathrooms and sunken slabs.
Stage 6 — Finishing (2 to 4 months)
Flooring, tiling, joinery, painting, elevation treatment, fittings and fixtures.
Stage 7 — Snagging and handover
Joint inspection, defect list closure, test certificates, warranty documents and a digital home file with as-built drawings.
Why turnkey reduces risk
There is one accountable party. No blame transfer between architect, contractor and electrician, and no gaps in scope where cost quietly appears later.
