Most families are told "one year". The real answer depends on sanction, monsoon and decision-making speed.

Indicative schedule for a 2000 sq ft home

• Months 0 to 2 — design, structural drawings and sanction submission
• Months 2 to 3 — excavation, footing and plinth
• Months 3 to 7 — RCC frame, slab-wise casting and curing
• Months 7 to 9 — masonry, concealed services and plaster
• Months 9 to 12 — flooring, joinery, painting and elevation
• Month 12 to 13 — snagging and handover

Four real causes of delay

1. Late client decisions on tiles, sanitaryware and joinery. Freeze selections before plaster.
2. Design changes after slab casting — the most expensive kind of change.
3. Monsoon — excavation and external plaster stall; plan finishing work for these weeks.
4. Cash flow gaps — stage payments released late stop the labour cycle.

Non-negotiable waiting periods

Curing cannot be compressed. Slabs need a minimum 14 days of continuous water curing, and de-shuttering follows the structural engineer''s schedule, not the calendar.

How to keep the schedule honest

Ask for a stage-wise programme at the start and a weekly progress report with dated site photographs. Schedule slippage is easy to correct in week two and impossible to correct in month ten.
